16. Building Aesthetics and Safety. The primary structure must be maintained in a reasonable state of repair and aesthetic beauty. Window coverings must be designed for that purpose (i.e., shutters or blinds are permitted while using a blanket, towel, or newspaper to cover a window is not). The exterior color of the structures on the lot may not be changed except with the Developer’s approval. No open fires are permitted anywhere on the lot. Contained fire pits with a combustion area no more than 3 feet in diameter are permitted no less than 25 feet from a structure or other combustible material, including but not limited to trees and fences, except when constructed as part of the structure and approved by the Developer. A source of water sufficient fully to extinguish the flame must be kept near the flame when it is lit. Fire pits may not be left unattended unless all embers are cool to the touch. No fire within a fire pit may have a flame height more than 2 feet above the contained portion of the fire pit.
