13. Livestock and Animals. No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any lot except as expressly provided by this paragraph. All animals must be properly controlled at all times and not allowed to run at large. All animals must have appropriate access to water, food, and shelter. No animal may be kept on the lot for any commercial use or purpose performed upon the lot, including boarding, except that boarding of an animal otherwise permitted on the lot by this section is allowed as long as the total charge for the boarding service does not exceed one hundred and ten percent (110%) of the actual cost of food, water, and other supplies actually utilized in the boarding.
Household pets such as dogs and cats may be kept on the lot in reasonable numbers as pets.
Up to two Animal Units [hereinafter “AU”] (or, if the lot consists of two adjacent lots combined as allowed by the Covenants, three AU) of other animals may be kept upon the lot, as follows:
a. Each horse of any breed and age is 1 AU
b. Each dairy cow, whether milking or dry, is 2 AU
c. Each rooster chicken is 1 AU
d. Each non-rooster chicken is 0.1 AU
e. Each duck is 0.2 AU
f. Each turkey is 0.5 AU
g. Each sheep or lamb is 0.75 AU
h. Each goat is 0.75 AU
